    Some useful stuff there, thanks. Bottom tread is a bullnose so it will be coming off in its entirety. I'll get the ceiling down when I have a chance and see what it's like under there.

    Which PVA for floating Engineered T&G wood flooring?

    I'm laying some engineered t&g at the moment, it definitely shouldn't crackle. Mine is quiet and feels solid under foot. Can't help on the glue, I'm using lost head flooring screws.

    I've had good results with dulux trade acrylic. Not the cheapest, but I got an excellent flat finish when sprayed and a decent finish off a brush.

    You're meant to get planning for anything over 5 square metres if it's non-permeable. Your neighbours may have just flown under the radar and gotten away with it. Gravel is definitely the safe option.

    I have a particular dislike for "rustic" or similar adjectives being used as an excuse for poorly made tat. Usually it's the roughest palette wood, barely finished and bodged together with butt joints and screws.

    It's all relative. The Leaf is 0-60 mph is around 7.5 seconds which is a respectable time. But even the slowest Model 3 is 5.3 seconds 0-60 - Tesla really don't have much competition there.
