Hello to everyone here. I did used to be a member a few years ago, but then moved house and lost my workshop. All tools and machinery have been stored in families garages dotted around the local area. The time has now come to build my new work shop and get back to the hobby I love. Nothing spectacular planned just a 5mtr x 3.5mtr Timber built building at the bottom of the garden, it might end up with a few extras depending on how the budget management goes.

Now I understand that I can't go over 2.5mtrs in height, but what confuses me slightly is I have heard that I should only build 1mtr from my gardens boundry. I was planning on using the back wall of the work shop as part of the fence! Is this not allowed? There is a lane at the bottom of my garden and a row of trees so the nearest property must be about 3mtrs away with no view over the trees.

Can anyone advise if I can indeed build right on my boundry line?

The rules are confusing as they split between planning and building regs.

Planning:
If less than 2 metres to boundary, 2.5m is max height

Building regs
If less than 1 metre to boundary, it has to be built of mostly non combustable material, if between 15 and 30 sq metres. That means brick, block, possibly timber stud if clad in fireboard inside and cement cladding outside, but the rules become a bit unclear, you may need to seek advise from building control. I believe Steve Maskery had to deal with this issue, a couple of minutes reading his small ( :D )workshop thread would be worthwhile.
 
If you want to avoid the non-combustible route, you could reduce the size a bit to below 15 sq m , e.g. 4.6m x 3.25m (remember, it's internal floor area that matters).

I'm just planning my workshop, intending to apply for PP to get a 3.6m high pitched roof, and staying just over 1m from the boundary to avoid BR.
