Waterproofing

Hi All
just any advice ( or experiences ) please
my workshop / garage is partly subterranean with a pouted concrete roof which is tiled to form a terrace it is leaking where the steel beams are across the garage
does anyone know of any sealant that can be poured or used to seal the leaks / seepage
it is constant so does not actually need to rain much to fill the cavities and then drips around 5 litres per week along the length of the beam

Impossible to say without seeing the problems.
Are you sure water is coming from above and not sideways into basement. Is leak all along beam or tracking down it if it has a fall.
Is it just condensation on the cold steel You may be able to seal small leaks with roof repair mastic either cartridge type or fibre reinforced from a tin, otherwise you're looking at lifting terrace and putting in a barrier properly detailed to keep everything dry.

Would tanking slurry be any help?

Definately need more info. Did they do drainage channels to the perimeter? Was the concrete overlaid with anything prior to tiling?
Photos of the terrace would help.

Plus you could put one of those self adhesive flashings over the top too?

Having said that though cracks in good concrete usually self seal with water gently bringing minerals though and sealing in time. For something to start leaking maybe some is deteriorating and needs some tlc before any superficial topping?

Thanks for the replies… some much needed advice …for the condensation l fitted a extraction fan which seems to stop the droplets on the underside of the roof (ceiling) forming l will give Sika specialist coatings a call as they have been suggested previously… my thoughts are to seal the top with a coating and overlay that with artificial turf… again many thanks.
