    Some very drastic work, I do hope that plumber has really done every test and check possible to have confidence that there is A) a leak in the pipework & B) that it is under that concrete floor. For me if you have not seen him using one of these then I would have doubts.

    With some lights they actually come with the facility for loop in / loop out such as downlighters. Also not all will have an earth as some are double insulated (class 2) and you can run just two core cable.

    When fitting downlighters I would always use fire rated types to help prevent the spread of fire into voids and loft spaces.

    Some wireless switches that are retrofit require a neutral. With a new install you can fit the receivers anywhere .

    A lot more than 35 new valves and probably a portion of the cost of actually changing them. Why is changing them not an option ? The valves themselves could be as worn as the heads.

    Should not be left connected really when not in use. Take a picture of this filling loop, I tend to also fit an extra double check valve in the system .

    Many a big business has gone to the wall simply because they just kept throwing money at the problem without actually fixing the issues, if your boat has holes in it then rather than just keep bailing the water out it is best to repair the holes .

    So you had the on/off switches and dimmer switches elsewhere, that is an odd setup but old dimmer switches and any LED's are incompatable. You need the dimmable LED lights but also you will probably have to change the dimmer switch as well so that is also compatable with dimmable LED's .

    If you want to do a tidy up then junk the old terminal block and use Wago 222 connectors, these are really good and come in two, three & 5 way.

    The supply pressure to the property is down to the water authority, if they say it is within limits then you have a big plumbing issue in that your system cannot handle normal mains pressure and fitting a pressure regulator in these circumstances is just hiding the real issue.

    First question is are they on a dimmer switch ? With all bulbs removed do you get 245 volts at each fitting ? This is not really making sense because GU10's are wired in parallel just like new LED replacements and GU10's will draw more current than the new LED although the LED bulbs...
