Another window question! I'm planning our kitchen windows which will have an opening sash 110cm x 70cms. These are going to be heavy, and made from Iroko and double-glazed are likely to weigh iro 26kgs which is more than most friction hinges will comfortably take. Also there is no need for an easyclean function on the ground floor so I'm planning to go down the stainless steel stormproof hinge route as these will be flush stormproof sashes.

SWMBO has decided that she would prefer not to have window stays on the bottom rails so wants something incorporated in the design that performs the same function as the friction hinge in that it will hold the window open at any position, but which will be concealed when the window is closed, leaving the inside of the window clutter free.

I've found these at Ironmongery Direct. The ones I'm looking are in the RH column. Have any of you used these? Are there any better ones out there? Or should I just tell the boss that she's having a traditional bottom rail mounted stay, in which case I'll need my hard hat!

If you are looking for fittings for flush fitting side hung windows, I would suggest trying BJ Waller who are UK agents for IPA window hardware. If you have a look on their site, you can download details of hinges and stays (its the 'flush side hung IPA window fittings'). This system comprises of lift off butt hinges which can take a load of 35kgs and a stay which fits to the top of the window. If you use this system do a trial set up to ensure tolerances are all ok as there is no adjustment.

Alternatively I would be happy to use a 400mm side hung friction stay (for stormproof) for a sash of this size

Thanks Robin. Those look like the friction hinges and stays made by Cotswold who appear to make both friction hinges and stays that will take windows up to 50kgs. Just need to decide whether to go for friction hinges or stainless stormproof hinges now. Decisions decisions!

And welcome to the forum BTW. There are always answers here :D
