    I have to be honest I haven't read the electrical regs, but I think the 50mm rule applies to distance from plasterboard internally on ceiling but not the OSB or roof boards on the upper roof surface. It's super unlikely somebody is going to be nailing down through your waterproof roof surface...

    C16 will do 1.46m at 600mm centres and 1.82m at 450mm centres in a floor joist situation. Like has been said 170kg is just two people stood close together and I would expect it to be fine, especially with that plywood you are going to add.

    That's useful info thanks. I'm sort of on the fence a bit with how I feel about it though, I get they have to leave room for extra unforseen costs but they should know the planning application fees so why not include those, at least as a placeholder to give clients an idea. Martin
