Which year?

First rule of construction; no matter how carefully the Plan and Estimate are put together, it always takes longer and costs more.

Indeed, I have been involved with many new builds, once the build starts I won't change my mind on anything.
I have seen them come in on time and in budget, also delayed and way over budget, the cost and time is normally proportional to how often the customer changes the plans, design, materials as the house is built.
 
You'd get much better value up north. The clever money move is Hartlepool. It's a bit ropey at the moment but it'll be the new Bournemouth in a year or so.

I wouldn't have the expense of an indoor toilet either.
 
I've got pictures, however I don't want to post them up until it's definitely ours (contracts exchanged etc). These things never go smoothly .
 
Well I have a provisional moving in date of the 22nd May.
Once confirmed I'll start a build thread if there is interest. Not that I have sorted the builder yet, still looking at the possibility of self managing.

One of the truest building statements written. Having been on the receiving end of this on very many occasions I can vouch for that 100%. One of my worst was a grade 2 listed stable conversion, from derelict to luxury house, expected to take 8 months and "evolved" into an 18 month project which really bu**ered up my planning and follow on work.
The other PITA is the customer who says "while you're here, can you just", and then don't want to pay yopu for the extra time.

Keep it locked down tight Bob and it'll be OK
