    Another point is that although your current application is to cut 12 mm thick material, a bigger better saw would open up new possibilities. Like producing your own veneers by resawing boards etc.

    Nice looking kitchen, well done. It is amazing what you can do on a tight budget. The "roots" behind the tiles sound more like fungal hyphae to me, was there any sign of wet rot in the joists when you pulled down the ceiling?

    Andrew, this will probably be regarded as complete heresy but if you are covering with fitted carpet why not use chipboard flooring. It will be very flat and stable and if it is permanently under carpet , who will know or care (except you, of course).

    mitre saw

    I hate throwing things away but no blade guard on a mitre saw sounds scary. Have you checked with Hitachi about the availability of spares? It might be possible to get it running safely for a smallish cash outlay.

    Much quicker and easier with a jigsaw than a router. Put the worktop in its final position and lay the sink upside down where you want it to go. Mark round the sink with a pencil/marker pen (it might help to lay down some strips of masking tape so you can clearly see your lines), remove the sink...
