    Stigmorgan Give Chestnut Finishes a shout - they're really helpful. Though for my money, I'd say water based satin or gloss lacquer - spray on for ease and speed.

    That could help, but the ends will definitely dry quicker and therefore shrink quicker, so probably split. Hate to pee on the parade, but I've learnt to my cost that just covering it and hoping doesn't work 😕. And make sure there is some air flow through the pile - ie don't have the tarp...

    We pay £80 for gas safety and service here in the west Midlands. Good, reliable guy we use. Electric is more, but again, reliable guy and he does have to go round every termination, check and record it.

    Rental properties and new EPC rules

    First off, I'll declare an interest - I've got a rental property. Accidental landlord when we moved. The house is a victorian terrace. Previous owner installed concrete ground floor. Some walls get damp. EPC E. Not a realistic chance of achieving C, so we're going to sell. Not complaining...

    Good thinking. However there is no roof space - the room wall is pitched down past the fireplace. I've kept a close eye for leaks and there are no signs of any water ingres at the top of the chimney breast so guessing it's condensation or hygroscopic salts drawing in moisture
