    If carpets are an issue for the carers, have you considered a good quality lino? Sealed around the skirting with a bead of something or other flexible, it can be a good flooring and has the advantage of being washable. There are some nice looking types around these days.

    Granted, but it's still standard practice to put weeps in - any water that does get in can get out again without having to work its way through the mortar.

    Standard practice on any chimney above where it emerges from the roof - any water that gets in above the tray from cracks in the flaunching or through any gaps in the brickwork finds its way out again before getting inside the roof.

    Personally, I'd just use 65mm galvanised nails - much cheaper, much quicker and will outlast you and your kids - many thousands of roofs have used them and are still going strong after 6o years or more.

    Don't swing right at the middle of the log, take bits off the edges, working your way around the log, but yes, Lime is a tough one to split.
