    If you are doing any mating in rubber, make sure that your windows have obscure glass in them, you don't want to upset the neighbours. :) +1 for painting the walls white. It makes an enormous difference. And I would definitely recommend insulating outside walls, not so much walls to the house...

    Never lend tools!!

    I think that would be a good idea. Have a set of blades for yourself and don't lend them out. Say, yes you can borrow the tool but you buy your own blades, they are consumable. I would say that is a good compromise, if you are happy with the rest of the deal.

    +1 for black boot polish. It is a high-quality wax which is already the right colour. It's good on all sorts of black woods. I've used it on Ebony and African Blackwood knobs before now. I wouldn't hesitate to use it again.
